A beach house should be beautiful. And a business.
I ran acquisitions on a $150M vacation rental portfolio. Today I bring the same underwriting discipline to families and investors buying in Charleston — every purchase evaluated as an investment, not just a transaction.
Most deals die in my first ten minutes. On purpose.
Before any property earns your attention, it has to clear three checks — the same filter used at fund scale, applied to your purchase.
Revenue first
Prior-year gross revenue × 10 is the maximum list price considered. You're not buying a house — you're buying a revenue stream.
The city decides
Zoning, occupancy and permits verified at the source — the city's own records — never from a listing. The MLS is a starting point, not the deal.
Insurance before the offer
A broker quick-quote before anything is signed. On the coast, insurance is a structural variable — not a closing detail.
Then we go deeper: revenue model, a call to the city, five-year exit. If a deal only works when you hope it appreciates — it doesn't work.
Start with the same material my clients get.
No fluff — the actual checklists, questions and tax framework used on real acquisitions. Delivered to your inbox.
